| In exchange for job creation | The City Council includes the innovative formula of "surface right", a modality of long-term industrial land rental, with a duration of 35 to 99 years, and with a minimum monthly cost for companies of 5 euro cents per square meter /month.
This model of industrial land rental has been successful in other regions such as the Valencian Community, since it allows access to industrial land at almost no cost to companies, which could occupy a plot from 32 euros per month, committing themselves to building the facilities in exchange , start economic activity and create permanent jobs.The land put up for sale corresponds to practically all of the Dolores de Pacheco Industrial Estate, with 30 plots ranging from 500 to 1,600 square meters.
This industrial estate, located next to the RM-F28 road, has a direct exit in 5 minutes to the RM-19 (Carretera del Mar Menor), which connects the A-30 with the AP-7, two of the most important roads strategic of our Region, with fast connection to the cities of Murcia and Cartagena, including airport and port of goods, as well as with the Mediterranean Axis through the Mediterranean Highway, which connects the entire eastern corridor of the country with the French border in La Junquera.It also has a building built in 2014 (CEMIDI), for multiple uses and in whose annex spaces agricultural R&D companies have already been installed, and which the City Council aims to promote as a space for agro-industrial development.The ships of the Balsicas Municipal Estate are also in a privileged situation, in the southern arch of the RM-19 that connects Murcia with the Mar Menor, in a polygon with great industrial activity, and includes one of the largest plots, with more than 42,238 square meters, and 46,200 buildable, with a starting price of around € 35 per square meter.The companies will bid in public and open auction, being able to also do it for contiguous parcels to constitute a larger land unit, and in the acquisition modality they wish, be it direct sale purchase -paying the entire price-, deferred payment-adapting to a payment plan proposed by the City Council-, or surface right -perpetual rent with the right to purchase-, valued in the award not only the economic offer, but also the number of jobs that will be created, social and environmental factors, as well as the relocation of existing industries.
The period for submitting offers will open once the Alarm Status ends, for a period of 30 days, and will be done electronically through the State Procurement Platform.However, the City Council has created a space on its website (torrepacheco.es/suelo-industrial) so that individuals and companies can now access all the documentation related to the tender and have more time to prepare their offers.The Councilor for Finance and Local Development, Carlos López, has highlighted the strategic importance of the operation, which aims to "reinforce the industrial fabric of the municipality, with a strongly innovative commitment in the Region of Murcia, as is the modality of law of surface for access to the ground ".
López has also stated that "the City Council foresees the opening of the process continuously during this year and the following ones, using the same sales model, with the aim that the option of accessing public industrial land may be permanently available, thus favoring economic activity now that it is more necessary than ever.
Industrial development must be a key growth lever in emerging from the COVID-19 crisis.
